Moving or relocating a building
If you want to move or relocate a building, you will potentially need three different authorities:
- A building consent
- A resource consent or outline plan of works
- An over-dimensional load permit from the NZ Transport Agency.
Before you start
- We require a plan of the original site, including the location of buildings and trees. Plans can be obtained by visiting our customer centre.
- You will need to arrange a third party building report from a suitably qualified person to verify that the building is suitable for relocation.
- If the building is suitable for moving, and before moving it, you will need to apply for a building consent.
- If you are moving the building onto a new site by road you need to obtain an over-dimensional load permit. Permits are issued by NZ Transport Agency and are required when moving wide, over-length or over-height loads by road.
- You should check whether you need a resource consent. This may include conditions additional to any conditions in the building consent. You may also be required to pay a bond to ensure compliance with the conditions.
Conditions for relocating a building
Your building consent may be subject to the following conditions:
- A building consent shall be taken out for the re-erection of the building
- All decayed timbers and other building materials and fittings, which are considered unsound, shall be removed and replaced with new material
Subfloor construction shall be upgraded to comply with the New Zealand building code
- The existing roof, including guttering and downpipes shall be checked and cleaned and as necessary replaced with new materials to ensure compete watertightness
- The complete subfloor of the building shall be flood spray treated with borer control chemicals to a standard recommended by a borer treatment company and a certificate issued, acceptable to the council
- The exterior of the dwelling shall be renovated, where necessary, to the council’s satisfaction within six months of relocation
