Serviced apartments declaration form

Only complete this form if we have sent you an email or letter asking for confirmation on how your serviced apartment is used.

You should know

Before you start

You must complete this form:

  • by 2 July 2025 so we can correctly assess your property rates
  • for each serviced apartment you own in Auckland.

Our rating policy states serviced apartments are liable for business rates.

However, if your serviced apartment is used exclusively or almost exclusively for residential purposes, you need to provide documents to us before 2 July 2025. These documents must show proof of a long-term stay of at least 90 days by yourself or a tenant.

If you complete this form after 2 July 2025 or do not provide adequate proof of a long-term stay, we will apply business rates to your apartment.

Proof of apartment use

Proof of owner's address

For proof of an owner permanently living in the apartment, provide at least one of the following:

Documents must:

  • show the owner's name and permanent residential address
  • have been issued within the last three months.

We will not accept body corporate levies or utility bills as proof of a long-term stay.

Proof of tenant's address

For proof of a tenant living in the apartment, provide at least one of the following:

  • the tenancy agreement (covering at least 90 days, including the date 30 June 2025
  • your latest bank statement showing proof of incoming rent payments for at least 90 days.
