How long it takes to receive your property file
- Standard property files take up to 10 working days.
- Urgent property files take up to three working days.
- Commercial property files take up to 10 working days.
Definition of 'working day'
In section 2(1) of the Local Government Official Information and Meetings Act 1987 (LGOIMA), 'working day' means any day of the week other than:
- Saturday
- Sunday
- Waitangi Day
- Good Friday
- Easter Monday
- Anzac Day
- King or Queen's birthday
- Te Rā Aro ki a Matariki/Matariki Observance Day
- Labour Day
- the day observed as the provincial (local) anniversary day in the area in question, like Auckland Anniversary Day
- any day from 20 December in any year to, and including, 10 January in the following year.
Processing time for property file applications
We start processing your application the next working day after you submit it.
For example, if you apply for a property file on Friday, we start processing your application on the following Monday.

Urgent property file service
You must cancel an urgent service order within 24 hours of ordering it. We cannot cancel urgent orders more than 24 hours after they are ordered.
Refund for a property file order
We may be able to refund your order if:
- you cancel it within 24 hours of ordering
- you receive it later than expected for standard or urgent service.
