Valuing properties with weathertight issues

Auckland Council has a robust process in place to assess the valuation of homes with weathertight issues.

Buildings with weathertight issues fall into one of two categories:

  1. Those with known weathertight issues
  2. Those constructed and designed in a way commonly associated with homes with weathertight issues.

Valuations of buildings with known weather tight issues are made on a case by case basis in line with the sales evidence and property information, including costs to rectify, where available. 

The Valuer-General independently audits all rating valuations, and has also approved the process for valuing properties with known weathertight issues.

Buildings without any known damage caused by weathertight issues, but designed and constructed in ways commonly associated with weathertight issues, will also be valued with reference  to comparable market sales as at the date of valuation.
