On behalf of the panel members, nau mai, haere mai ki ngā whakawā o Plan Change 120, welcome to the Plan Change 120 hearings.
The panel will be considering all submissions and evidence presented to the Panel before providing its recommendations to the Auckland Council in early 2027, as required by the Minister’s direction.
We acknowledge and recognise that this process will be demanding and challenging for submitters, the Council, and the panel. To support everyone taking part, we will continue to provide information and helpful resources on this website.
As PC 120 progresses, we will provide procedures and directions so that, together, we can ensure the hearings proceed fairly, efficiently, and run on time. Our shared goal is to uphold a transparent, respectful and accessible process for all.

The Independent Hearings Panel will consider submissions and evidence on PC 120: Housing Intensification and Resilience. It will then make recommendations to Auckland Council.
The Independent Hearings Panel and the secretariat staff who support the panel are independent of Auckland Council.
The panel will consider all submissions even if a submitter does not attend the hearing. Hearings are open to the public and media except in case of sensitive information.

The panel members and secretariat team have an independent office in the Auckland city centre. The office is not accessible to the public or the council.
