Making an objection 

General revaluation 2011 objection period closed

The objection period for the 2011 general revaluation has now closed. Auckland Council accepts requests for late objections when extenuating circumstances exist. To request a late objection please send a letter detailing your situation to:

Auckland's next general revaluation will be taking place in 2014.

Supplementary valuation objections

Auckland Council provides valuations for properties throughout the year where the value may have changed as a result of change to the property. In this instance, you will receive a new valuation notice in the post.

You have the opportunity to make an objection to your valuation if you believe one or all of the values are incorrect, or the values are based on incorrect information.

It's important to note that you can only object to your valuation details. The effect of the valuation on rates is not a relevant reason.

Council valuations are used to assess the rates for each property. A rating valuation is a reflection of a property's market value as at the date of the valuation, and that day only.

Change of details

If you do not wish to object to your values, but have identified incorrect information on your valuation notice (i.e. name and address information), please download the Change of name and address form (596kb) and send it to the address on the form.

Objection to your valuation

If you want to object to your supplementary valuation, you must provide Auckland Council with sufficient information to support your objection.

To make an objection, please be aware that:

  • objections must be received no later than the date shown on your notice of valuation
  • objections must be entered online or in writing
  • an objection cannot be accepted unless all the information required by the Act and the Regulations, including the values you think should apply to the property, is supplied. It is helpful if you include reasons for the objection.

  • Pick up an objection form from any Auckland Council library, service centre or local board office 
  • Contact us to request a form.

Properties located in the former Rodney, Papakura and Franklin District Council areas and the North Shore, Manukau and Waitakere City Council areas:

Properties in these areas are valued in partnership with Quotable Value Ltd (QV). QV will manage objections for these properties in consultation with Auckland Council. 

  • Complete an online objection on the QV website 
  • Download a QV objection form (627kb) and send it to:

  • Contact QV to request a form by ringing 0800 787 284

All objections will be referred to a registered valuer for review. Auckland Council will then decide whether to alter the valuation or not, and will advise its decision. Any affected party who is dissatisfied with the review may then require the objection to be heard by the Land Valuation Tribunal.


Valid objections

For an objection to be valid, it must contain all of the following information, as prescribed by section 7 of the Rating Valuations Regulations 1998:

  1. the relevant reference number
  2. the capital value, land value, annual value and the value of improvements of the land (whichever one or more is applicable) as stated in the notice of valuation
  3. the reason for objecting
  4. the relevant value contended for by the objector
  5. the name, postal address, and contact telephone numbers of the objector, and the objectors address for service
  6. the capacity in which the person is objecting (whether as owner, ratepayer, both owner and ratepayer, or neither)
  7. if the objection is by an agent, the name of the person who the agent is representing.
