About the plan change
This private plan change aims to:
- Rezone approximately 12,800m² (1.28ha) of land at 20 Noel Williams Place, Windsor Park—from Open Space – Sport and Active Recreation to Residential – Mixed Housing Urban Zone (MHU). The land is privately owned by the Requestor.
- Introduce a new precinct, ‘Windsor Park’, which will apply to the rezoned land. The precinct incorporates the Medium Density Residential Standards in accordance with section 77G(1) and Schedule 3A of the Resource Management Act 1991, and includes site-specific provisions to manage stormwater and maintain an appropriate interface with existing trees along the site’s boundaries.
No other amendments to the Auckland Unitary Plan are proposed as part of this private plan change.
The plan change land is confined to the northern portion of Windsor Park—a privately owned open space primarily used for organised sport in the East Coast Bays area. The land is not in Council ownership and is currently a training field that has limited usage due to its existing soil surface, drainage, and poor lighting conditions.
